Comment JAPAN and we’ll send you our buyer’s guide. Before you get excited about a cheap home in Japan, you need to know the 1981 Rule. In 1981, Japan introduced stricter earthquake building standards. Homes built after 1981 generally meet these newer requirements, while older homes may not. That $30,000 property might look like a great deal, but if major seismic upgrades are needed, renovation costs can add up quickly. That doesn’t mean you should avoid pre-1981 homes. Some have already been reinforced, and others still make financial sense. The key is understanding what you’re buying before you fall in love with the price tag. It’s one of the first things we check when evaluating a property. #akiya #buyhouseinjapan #japanrealestate #japanproperty #japanhomes

Comment POD for a link to the full video! Can foreigners buy property in Japan? The short answer is yes. You do not need Japanese citizenship, permanent residency, or even a visa to purchase property in Japan. You can legally own both the home and the land as a foreigner. We’ve helped hundreds of buyers from around the world purchase property in Japan, many of whom were not residents and did not have Japanese visas. People often ask if this will change in the future. The honest answer is nobody knows. But as of today, foreigners can still buy property in Japan with the same ownership rights as Japanese citizens. #buyhouseinjapan #japanrealestate #akiya #japanproperty #japanhomes

Comment POD for a link to the full video! The best place to buy in Japan depends on what you actually want your life here to look like. With millions of empty homes across the country, the first question should not be “where is cheapest?” It should be “where would I actually enjoy spending time?” Before booking a consult, think about your ideal lifestyle, climate, hobbies, and favorite parts of Japan. And if you don’t know yet, take a trip. Get off the beaten path, explore smaller towns, and find a place that feels right. The best buyers usually know the area before they start the process. #akiya #buyhouseinjapan #japanrealestate #japanproperty #japanhomes

Comment POD for a link to the full video! One of the biggest questions buyers have is renovation costs. As a general rule, I would set aside at least 50% of the purchase price for renovations, especially if you’re buying an older home. Some properties need very little work. Others can surprise you once you get the keys. If you’re willing to DIY, it can be a lot of fun and save a significant amount of money. We’ve done plenty of work on our own properties and learned a lot in the process. The harder part is finding contractors and managing renovations from overseas. That’s something we’re actively working on because it’s one of the biggest challenges buyers face after purchasing. The cheap house is often the easy part. The renovation plan is where the real work begins. #akiya #renovation #buyhouseinjapan #japanrealestate #japanproperty

Comment OSAKA and we’ll send you this listing plus our other favorites around the city. This traditional wooden home in Osaka is listed for just $28,000 and sits only a 12 minute walk from the nearest station. Osaka is known for its incredible food, vibrant nightlife, and being the heart of the Kansai region. For less than a year’s rent in many major cities, you can own a home in one of Japan’s most exciting areas. And yes, foreigners can own the home and land in Japan with no visa or residency required. #osaka #kansai #buyhouseinjapan #japanrealestate #japanproperty

Located in Saga Prefecture, it comes with ocean views, classic Japanese architecture, and Kuratsu Castle right nearby. You get six bedrooms, two stories, and full ownership of both the home and land. Comment HOUSE and we’ll send you a link to book a call with our team. One of the biggest mistakes buyers make in Japan is focusing on the house instead of the area. The town, train access, local services, hazard maps, and overall lifestyle matter just as much as the property itself. Once you’ve narrowed down a location, work with a bilingual buyer’s agent who can help you navigate the search, negotiations, and paperwork. And when it comes to viewings, you don’t need to be in Japan. Our agents can conduct live video tours so you can explore properties from anywhere in the world. The process is simpler when you have the right people helping you through it. #buyhouseinjapan #japanrealestate #akiya #japanproperty #japanhomes

Comment BUY and we’ll send you our buyer’s guide. Cheap homes in Japan can be incredible opportunities, but cheap doesn’t always mean simple. A few things every buyer should understand: • Leasehold vs Freehold – Some properties include the building but not the land underneath it. • Non-Rebuildable Land – If the structure comes down, you may not be allowed to rebuild. • Hazard Maps – Flooding, landslides, and tsunami risk aren’t always obvious from the listing. The best deals are usually found by understanding what you’re actually buying, not just looking at the price. #akiya #buyhouseinjapan #japanrealestate #japanproperty #japanhomes

Comment POD for a link to the full video! The word “Akiya” means something very different depending on who you ask. For many foreigners, it has become shorthand for affordable property in Japan and the possibility of owning a vacation home or second home abroad. But for many Japanese people, the word carries a lot more weight. It can represent population decline, aging communities, empty neighborhoods, and the challenges facing rural Japan. In that context, “akiya” is not just a real estate term, it’s a symbol of a much bigger issue. That difference in perspective is fascinating because the same property can be viewed as a problem by one person and an opportunity by another. As international interest in Japan grows, it will be interesting to see how those perspectives continue to evolve. #akiya #japanrealestate #japanproperty #japanhomes #ruraljapan

Comment POD for a link to the full video! Not everyone moves to Japan dreaming about central Tokyo. For a lot of families, areas like Tama and western Tokyo make much more sense with quieter neighborhoods, more space, and easier day to day living. One thing many people don’t realize is how much school locations, commuting, and lifestyle shape where you actually end up living in Japan. Sometimes finding the right area is harder than finding the house itself. #tokyolife #tama #moveToJapan #japanlife #japanhomes

Comment POD for a link to the full video! Moving to Japan started with a job opportunity, but turned into a completely new life experience. After living in Finland and Belgium, this family made the move to Japan nearly 10 years ago on a work visa and never looked back. One thing we hear often is that having a company sponsor or job offer can make the transition into Japan much smoother, especially when it comes to visas and settling in long term. #moveToJapan #japanlife #japanvisa #livinginjapan #expatjapan

Comment LIST and we’ll send you our favorite listings. A three bedroom home in Ota-ku, Tokyo for around $143,000. You get full ownership of the house and land in one of the most expensive cities in the world, and foreigners can buy in Japan with no visa or residency required. It is in a quiet residential ward with parks, markets, and daily convenience nearby, plus only a 9 minute walk to the closest station. For anyone looking at Tokyo real estate without spending millions, this is the kind of listing worth paying attention to. #tokyorealestate #otaku #buyhouseinjapan #japanrealestate #japanproperty

Comment LIST and we’ll send you our favorite listings across Japan. Would you believe you can own a home in one of Japan’s most famous ski areas for under $40,000? This two bedroom log cabin style home is located in Otaru, Hokkaido, close to ski resorts, great food, ocean views, and mountain scenery. It also sits on around 5,000 square feet of land, which foreigners can own in Japan with no visa or residency required. For anyone dreaming of a ski house in Japan, this is the kind of property that shows why Otaru is getting so much attention. #otaru #hokkaido #japow #japanskiing #buyhouseinjapan

Comment POD for a link to the full video! Japan has become a huge destination for Australians, especially when it comes to snow country. Places like Hokkaido and Niigata offer world-class skiing, a completely different cultural experience, and often better value compared to ski trips in Australia. With the weaker yen and relatively accessible flights from cities like Melbourne to Tokyo, Japan has become an even more attractive option. For Australians who already love visiting Japan, owning a vacation home near ski areas or countryside destinations is starting to make a lot more sense. #japanrealestate #buyhouseinjapan #akiya #hokkaido #niigata

Comment HOUSE to book a consultation with our team! Before your AkiyaMart consultation, the best thing you can do is narrow down your location. Japan may look small on a map, but asking an agent to search Nagasaki, Hokkaido, and everywhere in between is not realistic. The process becomes much smoother when you have a specific area in mind, a shortlist of properties, and ideally some real experience visiting that place. A focused search helps your buyer-side agent understand what you want and move faster when the right property comes up. #akiya #buyhouseinjapan #japanrealestate #japanproperty #japanhomes
