🏡 Why do many people want to own a rental property in Japan? Because it can become an asset that works for you, even while you’re busy with work or spending time with your family. Many investors are attracted to Japan because of its stable rental market, reliable tenants, and the opportunity to build long-term wealth through rental income and property appreciation. But here’s the catch: Not every property is a good investment. The location, financing, renovation costs, vacancy risk, and management all matter. That’s why it’s important to learn first before buying. And what if you bought in a good location and avoided all types of properties you should be avoiding as a first time rental property owner, how will you make sure you’re getting good tenants? (Enjoy the bits of knowledge in this video about how Japanese managing companies filter and approve every application). 📩 Want to know how to choose the right rental property in Japan and how it’s being managed? Do we buy Akiyas? No Do we buy buildings na may abandoned units? Yes. So long as majority of the units are still livable and occupied. Pag-pasok ko for the viewing, para ayokong tapakan yung floor. Ayoko ding huminga. Can’t think of any adjective. Basta “ano” na lang.😁 But we still bought it anyway. We didn’t focus on the building itself. We leaned on the value of the land. Prime area. Or to be exact, katabi ng prime city. Kaya hindi na namin pinakawalan. This unit taught us to look beyond the gasgas and the rust. Wala pang kuryente when we viewed this building. So madilim talaga. And guess what, 2 months pa lang ata to sa market, may umupa na agad. 2 years ang contract. And most probably, mag-rerenew pa since family apato unit sya. We didn’t just paint the unit. Tinibag maging ang walls and sahig. But here are our takeaways in this unit, 1. Kung first property namin to, malamang hindi namin to bibilhin. Why? This unit needed structural repairs. It was risky for us. Pero since hindi ito ang first paupahan, mas may buffer kami to wait a bit longer bago mapaupahan. But uulitin ko ha, we would’ve not bought this Kung first property ito. 2. If you wanna buy a building, choose one that already has tenants. Kung 10 units, as much as possible piliin mo ung 6, occupied na. You can’t do it alone. If you don’t wanna ask a big contractor, you can start looking for freelancers or kojin jigyo. In this building, Japanese and Pinoy ang gumawa. Quiet couple talaga kami. Pero we realized, if we wanna grow our business, we gotta connect with people. Atleast businesswise. 4. But don’t romanticize just because you wanna post the before and after photos on socmed. There are a lot of things going on privately. Delay sa progress dahil May bagyo, yung budget mukhang kulang, yung ibang taga-paint absent, tas maulan na naman, we can’t control everything. Let go but stay focused. Then celebrate small wins para maenjoy pa Rin ang process. 5. Again, contract. Kahit sayo pa dumaan si tenant, forward them to your property manager. Dapat May contract. Kahit kaibigan mo pa. Ikaw? Anong klaseng paupahan ang gusto mong i-manage someday? Or naguguluhan ka pa sa ngayon? See you in July 26.
Kung first property mo, maybe pwede mo Rin Itong iconsider. Would you prioritize higher income or more stable income when investing in Japan? 🤔 💬 Share your answer in the comments, I’d love to know what you’d choose and why! #paupahansajapan #realestateinvesting #airbnb #longterm #realestatejapan
Paupahan o Airbnb A lot of people ask, “Which is better, Airbnb or a long-term rental?” ✨The better question is: Which one fits your family’s lifestyle? Real estate isn’t just about earning more. It’s about building an investment that works with the life you want. 🏡 If you enjoy hosting guests, responding to inquiries, managing bookings, and keeping up with operations, Airbnb might be a great fit. 🏡 If you prefer a more predictable, hands-off approach with stable monthly income and fewer day-to-day responsibilities, a long-term rental may suit you better. There is no one-size-fits-all answer. The best investment is the one you can manage consistently without sacrificing your family, health, or peace of mind. Don’t choose based on hype. Choose based on your goals, your season of life, and the lifestyle you want to protect. 📩 Want to learn how to choose a property that follows the legal zoning in Japan that supports rentals, see you on our zoom webinar. 💌Send me “Zoom Paupahan” and I’ll send you the details. #paupahansajapan #realestatejapan #rentalproperty #rentalpropertyinvesting #propertyinvestment
🏡 Thinking of turning your property into an Airbnb (Minpaku) in Japan? One of the biggest mistakes property owners make is assuming they can start accepting guests right after buying a house. The truth is, operating a Minpaku without the proper license is illegal in Japan. A property must meet legal requirements, comply with local regulations, and complete the necessary registration before hosting guests. Not every property is eligible, and not every area allows the same type of short-term rental. Before investing, make sure you understand the rules—not just the potential income. A legal Minpaku protects your investment, your guests, and your peace of mind. But if you prefer long-term rentals, see you in our Paupahan sa Japan zoom webinar first session on July 26th. Paupahan sa Japan started as an innocent page with a vision of sharing our personal experiences and learning in rental-property investing in Japan. Didn’t expect we’d be here a few months later. The Lord has been so gracious and faithful in every step this page has to walk through. Hindi ko Rin alam if we’ll ever reach that. And to prepare our page for how the Lord wanna use it, ni-register na natin as kojinjigyo. 😊 Minasan, yoroshiku ne. 👋🏼 #paupahansajapan #milestone #realestateinvesting #realestateinvestment #rentalpropertyinvesting
Sana all pagbaba ng airplane, fresh agad. 😁 Had another one-on-one consultation with our kababayan investor who wanna move her assets from the Philippines to Japan. As long as Mahanap mo din ang magaling and honest na property managing companies. But many of our kababayans in Japan aren’t just focusing on cashflow alone. A lot of Filipinos who’ve been living in Japan got used to how good the systems are in different aspects of living. - school - medical care - transportation -panganganak - government services na masungit yung nasa reception area tas maamo pa yung mga staff. People care now about the normal luxury in Japan that are difficult to feel somewhere else. #paupahansajapan #rentalproperty #rentalpropertyinvesting #realestatejapan #propertyinvestment

In Japan, not every cheap property is a good deal. One common mistake is buying a non-rebuildable property (再建築不可) without fully understanding what it means. While these properties can be good investments for the right buyer, they also come with limitations that every investor should know before purchasing. Remember: The profit is often made when you buy and use the property wisely. January to April. Pero March na, patapos pa lang. But then, when we see how much we grew as a married couple and as parents, grateful la Rin kami. Seeing our kids help us kahit Hindi naman sila required makes us pause a little longer. They feel fulfillment na. Yun din ang goal namin. For them to feel fulfilled even in simple things. And us, as parents, we just wanna praise the Lord for this chance of watching them grow with us. Gosh! Promise I’m not crying writing this caption. 🥹 #paupahansajapan #realestatejapan #family #raisingkids #familybusiness
